Typical Re-Roof chain of events:

 

  1. Permitting for your chosen roofing system; Reliant Roofing Systems has an outstanding reputation at nearly all the building departments in S. Florida. When Reliant Roofing Systems permits are submitted, the reviewers know that the plans are accurate and complete and turn around is generally expedited quickly. Reliant Roofing Systems Project Managers usually submit their own permits or use an in-house permit runner. No outsourcing is done for this critical process.
  2. Tear-Off of Existing roof system; This process is critical as many factors come into play. First off, RSS uses its own dump trucks that are removed daily. Very rarely do we have to use roll-off dumpsters. Site prep is performed making certain that no debris damages plants or foliage. Swimming Pools are covered to keep out any falling debris. With the old system removed, careful examination of the roof deck takes place and on older roofs the roof sheathing is re-nailed to bring it up to code. Any rotted wood is also carefully replaced with a through examination of your truss system. Rotted Fascia wood is also replaced at this time. As of October 1st, 2007 a secondary underlayment water barrier must also be installed over each deck wood seam. At the end of each day, a through clean up of the complete site is performed.
  3. The dry-in Process: Always performed the day of the Tear-Off, this ensures that you have a solid foundation for the Roof System being installed. Using only quality materials, the 30lb felt paper is carefully rolled out and tin-tagged to the deck using 1 ¼ inch ring shank nails. The over lapping system and nailing pattern of this asphalt enriched membrane is done to both manufactures specifications and to the latest building code requirements. At this time all lead stacks are replaced along with any roof vents and skylights. With this process complete, the perimeter drip edge is installed. Reliant Roofing Systems will only install the highest quality 26 gauge galvanized Pre-Painted drip edge. This ensures a long life and one that is easily painted to your liking. The 1st of 4 inspections is then called in to your local municipality. A ladder and the visible permit are always placed on the property for the inspector.
  4. The Hot-Mop Process or Shingle in Progress; A shingle roof system is very simple as the roof will be completed with the installation of your selected shingles.  Shingle selection today allows for a wide variety of colors in both 3-tab and Dimensional profiles.  Attention to detail is always taken by your installation teams so that rows and laps are straight with no nails exposed.

    The Hot-Mop process for Tile Roof Systems and Flat Roofs is a bit more intense as a propane kettle is brought to your home to pump the 475 degree asphalt to the roof. Extreme care is taken to the placement of the kettle to ensure no damage is done to your property. With the kettle warmed up to operating temperature, the crew will mop down the final layer of either 90lb asphalt enriched felt membrane or an optional Modified Bitumen Again this process is done to the manufactures specifications as to the amount of lapping and correct back nailing at the laps. Most building departments require a Mop-In Progress inspection to ensure that this process meets building code requirements. If there is a Flat Roof involved, the same care has been taken in the dry-in process and there is always a 3 ply system laid. A base sheet is tin-tagged and nailed to the deck, a Smooth Modified Bitumen is mopped and the cap layer is a commercial based fire rated Light Gray Granulated Modified Bitumen. Once again, the job site is thoroughly cleaned and the kettle is always removed.
  5. Tile Installation; Since the 2005 hurricane season, many things have changed in the roofing tile business. First and foremost is the much larger selection and availability. Many different colors, blends and profiles of tile is now manufactured in South Florida. Selecting tile is the single most important decision. A Reliant Roofing Systems Project Manager will assist you in gaining full knowledge of what tile is available and best suits your needs. Preparation and care is most important in this process. Reliant Roofing Systems will only use professional loading companies to actually place the tile on the roof. No pallets will ever be placed in your driveway or yard. This takes a step out of the process and ensures less broken tile. The inspection for tile is also an In-Progress inspection so careful coordination is paramount. Rest assured that your Reliant Roofing Systems Project Manager understands this process. RSS only uses the latest Foam Down method of tile installation. This Modern 2-part chemical process along with the latest hip and ridge metal reinforcement has made for much more secure tile systems. Again, after this process, a through clean up of the job site takes place and any extra tile is placed where you desire.
  6. Final Inspection; The critical final inspection is coordinated by your Project Manager. This is a very important process as your permit will then be closed at the city. Selling your home in the future with an open permit can be a deal buster. Reliant Roofing Systems prides itself on a complete closing package for your records. The package includes guarantees and warranties from both Reliant Roofing Systems and the Manufacture of the Tile or Shingle system. It also includes copies of your permit showing a passed final inspection along with release of liens and a closed notice of commencement.
